These Terms & Conditions (“Terms”) govern the use of the website [www.ecofajavillas.com] (the “Website”) and the booking of accommodation at our villas in Calheta, Madeira (the “Property” or “Properties”). By making a booking through our Website, you agree to these Terms. Please read them carefully before confirming your reservation.

1. General Information

• The Properties are privately owned holiday rental villas located in Calheta, Madeira, Portugal.
• Bookings and payments are managed via Beds24, our booking and reservation system.
• Payments are processed securely through Stripe.
• The Website is operated by Eco Fajã Villas (“we”, “us”, “our”), based at:
  Vereda da Morgadinha 32, 9370-084 Arco da Calheta, Madeira, Portugal

2. Booking & Payment

• Bookings are made through Beds24 and are only confirmed once payment has been successfully processed.
• A 600 EUR deposit is required at the time of booking. The balance must be paid 2 days before arrival.
• The person making the booking must be at least 18 years old and is responsible for ensuring all information provided is accurate.

3. Cancellation & Refund Policy

• Cancellations must be made in writing via email to info@ecofajavillas.com.
• A full charge is applied at the time of booking. Cancellations made less than 30 days before arrival are non-refundable.
• Cancellations made within 30 days or more before arrival will receive a 50% refund.
• In the event of a no-show or early departure, no refund will be issued.
• We strongly recommend that all guests take out comprehensive travel insurance.

4. Check-In & Check-Out

• Check-in time: 16h – 23h
• Check-out time: until 11h
• Early check-in or late check-out may be available upon request and subject to availability.

5. Use of Property

• The Properties are for holiday rental purposes only and may not be used for commercial purposes, parties, or events without prior written consent.
• The maximum occupancy of each villa must not be exceeded.
• Guests are expected to treat the Property with care and respect. Any damage caused must be reported immediately and may result in additional charges.
• Smoking is not allowed inside the Properties.
• Pets are allowed for an additional charge.

6. Liability

• We are not responsible for any accidents, injuries, illness, loss, or damage to personal belongings incurred during your stay.
• Guests are responsible for ensuring that their travel documents, visas, and insurance are valid.
• In the event that the Property becomes unavailable due to circumstances beyond our control (e.g., natural disaster, government restrictions, urgent maintenance), we reserve the right to cancel the booking. In such cases, a full refund will be issued, and no further liability will be accepted.

7. House Rules

• Quiet hours: 22h – 8h.
• No illegal activities are permitted on the Property.
• Guests must comply with local laws and regulations at all times.

8. Privacy & Data Protection

• We respect your privacy. Personal information collected during the booking process is used solely for processing reservations and providing services.
• Payments are processed through Stripe, a secure third-party payment processor integrated with Beds24. We do not store your payment details.
• Our booking system complies with applicable data protection regulations, including GDPR.

9. Governing Law

• These Terms are governed by and construed in accordance with the laws of Portugal.
• Any disputes shall be subject to the exclusive jurisdiction of the courts in Madeira, Portugal.
